Tommy McMahan, the owner. This is a family-run, owner-operated business — you work with him directly rather than being routed through a call center or a rotating account manager.

What does full management include?

Tenant screening and placement, rent collection, maintenance coordination, lease renewals, and clear owner reporting. The day-to-day comes off your plate.

How much do you charge?

It depends on the property and what you need, so Tommy goes over the exact numbers on a quick call and keeps it straightforward.

How is this different from the bigger management companies?

The large firms run phone trees and ticket systems, and owners tell us they cannot reach anyone. Here the owner answers the phone and new enquiries get a response within minutes, not days.

How quickly will someone get back to me?

Fast — usually within minutes during business hours. Responsiveness is the whole point of working with a small, hands-on team.

My current property manager has been unresponsive. Can you take over?

I have been managing it myself. Is it worth switching?

Plenty of owners here self-managed for years. What gets handed over is the part that eats your time: the maintenance calls, chasing rent, screening, and the paperwork.
